There are a few issues with this unit. The slates do not fit all the way from side to side leaving a good 1/4"+ gap on the sides, I put weather strip around the frame so the wind wouldn't blow straight through when not in use. The actuator the connects the slates hits the top of the frame so the slates will not close all the way when at rest, so I ground off a little at the top hinge to fix that. On the plus side, the depth of the unit is shallower than my old one making it easier to mount in the confined space I have, the exit is from a basement shop and goes under a wheelchair ramp on the front of the house. This is also a plus in that it won't stick out as much and detract from the look of your house if its more exposed. Not bad for the money just wish I didn't have to put more into it to make it a better unit. bottom line if I had it to do over again I'd spend a little more to get a little more.

Slates need to be wider, frame needs to be 1/4 taller to accomidate the hinge, or top hinge needs to b mounted a little lower so it will close all the way when at rest.
